THE SITE
Regent Quarter is situated in the heart of King’s Cross, to the east of King’s Cross Station, in the London Borough of Islington. Located on the junction of York Way and Pentonville Road, the estate consists of 12 office buildings and 20 retail and leisure units.
Regent Quarter is an important part of the wider King’s Cross area, yet it has become increasingly disconnected and has not fully benefited from the significant regeneration that has transformed its surroundings, including the neighbouring 67-acre King’s Cross development.
The Quarter possesses a distinctive character, enriched by its historic architecture, unique public realm, and prime central London location. These strengths provide a strong foundation for future growth; however, the area remains underutilised and is physically isolated by major surrounding transport routes.
We have provided more details on the history of the site and how it sits within the wider context of the area within the consultation materials.
PROJECT UPDATES
Proposed Amendments to Times House and Laundry Building
We are now looking to implement the final significant phase of our revitalisation plan for Regent Quarter, which is the redevelopment of Times House and Laundry Building (P2023/0382/S73). This requires minor amendments to the planning permission we received and have since implemented to ensure the buildings are fully suitable for future occupants. We have been engaging with Islington Council’s planning and design officers as the proposals have developed.
The key proposed changes include:
- More flexible office and research space within Times House, allowing the building to accommodate a wider range of businesses and future occupiers.
- Changes to the ground floor layout, including the conversion of an approved retail unit and removal of the internal loading bay to provide additional workspace and more active frontages.
- Improvements to the entrances of both Times House and Laundry Building on York Way and Caledonia Street, helping to create a more welcoming and accessible arrival experience.
- Enhancements to the appearance of the buildings, including updated façade materials, refinements to windows and glazing, and new architectural features.
- A larger and more attractive public realm, including an improved pedestrian route through Regent Quarter and enhancements to Laundry Yard.
- Reconfigured cycle parking, end-of-trip facilities and waste storage, together with a new connection between Times House and Laundry Buildings at basement level.
- Additional blue and green roof areas and rationalised rooftop plant, helping to improve the sustainability and biodiversity benefits of the scheme.
- Greater flexibility for future cafés, food and drink uses, workspace and research activities at ground floor level, helping support a vibrant mixed-use destination.
Since planning permission was granted, detailed design work has continued. The proposed amendments will help ensure the buildings meet the requirements of modern office and research occupiers while enhancing the public realm and sustainability features of the approved development.
We will shortly upload the presentation from our resident workshop detailing the changes.
